Notice that almost all his listings are his own upside down properties. Those properties have been sitting for over 1 year already while the carrying costs are mounting.
This is a an experienced broker. Imagine the investments of the inexperienced Realtors out there.

Brian How dare you call me a nice guy! Are you trying to kill my reputation? Maybe we do have a bit in common. I have some stock exposure but have most of my assets in CDs, moneymarket funds, annuity/insurance arbitrage, and my house I am readying to sell. Better lucky than good.

| On the bright side, if this faces West you do not need to worry about your view being obstructed in the medium run. I imagine the Navy project is continually being postponed. I also doubt there are people lining up to buy the Condo-Hotels the Manchester group envisioned selling. |

Ohhhhhhhhhhhhhhhhhh. hehehe I saw 1703 listing. Only $10k price drop under other 1-bedroom units currently listed. I was hoping for bigger drop under what 3404 listing price of $499k. |

Do you mean unit 2204 at $499. I say the bank owners of 1703 and 2204 are in a race. First one to $399 sells. The 2nd one sells for between $350 and $375.
Considering at $399 the interest, tax, and HOA payment is between $3,500 and $4,000 and the rent for $2,000 the person who buys it for $399 is getting an amazing deal. Will be a truely privelaged member of the Bosa family. |

| Boondoggler makes some good points about Brian...been reading these posts for quite some time and am disappointed in the likes of the Brians of the posts...sure, there are lots of negatives about the market...but there are also positives...and I don't mean the "freeloader attitude" that Brian exhibits when he chats up his lifestyle at the owner's expense...it's abundantly clear that perhaps Brian's lifestyle consists of being online 24/7... Quite a life Brian !! How about using your time here in more positve ways helping people who have questions, rather than the constant negativity...you do appear to have a brain. |

#2903 is also listed at $499k, I believe. I expect next 1 bedroom to sell at lowest at $450k. I don't forsee any 1-bedromm selling below $400/sf at any point ($360k). |

How about using your time here in more positve ways helping people who have questions Freeloader? I pay market rate like everybody else.
This is not a sales forum were posters answer sales questions with "it's always a good time to buy". I hope that my posts shine some light on some of the more opaque aspects of real estate.
Now, how about YOU spend some time answering questions rather that focusing on me. I've answered many questions. How about you?

| Stevemetro--If SDLookup purports to be "San Diego's Premier Real Estate Marketplace," and if a marketplace is a meeting place for (potential) buyers and (potential) sellers, where are the postings from (potential) sellers here?
Isn't it obvious that this site is dominated by renters trying to justify their lifestyle; potential investors trying to "talk down" the market; political/economic/social malcontents; public-spirited people like Wilson, tpc, me, and a few others trying to "correct" the excesses we see here; and, yes, even a few people who are trying to buy a residence? |
