I have never called anyone stupid or ignorant. I have not assigned any name to your postings. On the flipside you have attached obscenities when describing my postings. You have also criticized people's lives and lifestyles.

And by the way so what if someone says that person was stupid to buy that unit for $XXX. There are plenty of people making up names for renters who choose not too buy.

I believe a realtor 95% of the time when they say something negative about a property, given they seldom have anything to gain from doing so.

I believe a realtor about 30-50% of the time when they say something positive.

Even the most dishonest person in the world will accidentally speak the truth every once in a while.

New unit was just reduced to $469 this morning.  If it sell at 94% of list, an average you provided this would take it down to $440. There are still multiple foreclosures besides this 17th floor unit.

I'm not saying its at the Grande, but I just signed a lease at a very high-end Bosa building on an appx. $650,000 condo for around $2,000 a month. Anyone want to guess who my landlord is?

Interests only on $650,000 is $2438/mo at 4.5% if you can get it + HOA + Taxes + maintenance & insurance.

Compare to rent.

I never get that argument, e.g. buy now at 30% off the high price if you want to live there for 5-7 years, you'll get your money back. That makes no logicial or financial sense, which got us into this mess in the first place. That's like saying pay $400 for Google when it's trading now for $250 because in a few years it may go to $600. Buy low makes sense both in the stock market and real estate market, and whenever you want to part with your money. Or you can be the fool with money who parts with it foolishly.

more price activity in the last month or two on 1-beds with competing foreclosures. unfortunately $450k is still $500/sf. price movement is good but must be sustained to get to a more affordable level. i'm hoping for closer to $400/sf but might not get there.

Thanks for pointing the listing out. How does this compare with your statement of just over one month ago?
