I wondered if I could get everyone to post what they think is the best value (to buy) downtown and the reasons why? I know that Brian feels it is Parkloft....Is there a reason why Parkloft is such a good deal? I am seeing more and more multi-units right outside of downtown that are starting to become good deals...much more so than downtown. Live in one and rent the other......don't get the downtown lifestyle, though. I would rather live in DT, but a sound investment is a sound investment. |

| Is Acqua Vista 1555 the best value downtown? 2 bedroom corner unit, 15th floor, almost 1000 sf. Last desperate chance at short sale ahead of trustee sale or a real listing? |

Take a look at this Golden Hilll house. Is this an estate sale because no previous sale price and rock bottom taxes. Description calls it a fixer-upper but looks like good bones and character.

Wow, I don't see how a 100 year-old house in Golden Hill could be worth $375,000. That place needs about $100,000 of deferred maintenance.
Let's see how much it eventually sells for.

| I heard from my agent they already have offers in High 200 to low 3's. AT 220k this place seems like a great deal but at 300k in this market that is a tough one. Still a solid price but we may have many more places like this in 2009 at prices in low 300's at a better building and still a great view. What do you think? |

I remember an article by the female Donald Trump of New York (billionaire) describing how to maximize the selling price of a property in a down market. Her response was simply price it 10% below the current market and let offers come in.
Looks like that strategy is working just fine with #1555 at Aqua Vista.
As for the best value downtown, look for buildings with foreclosure rates, and you'll find values discounted 20% to the rest of the market. It might not be the best building downtown, but some nice ones have been hit lately (Discovery and Grande to name two). When foreclosures dry up you'll also get an immediate 20% jump in your property value. My thinking is that's happening now, but then I thought that 6 months ago before oil prices jumped. |

| Just as listing prices sometimes are scoffed at being unrealisitcally high, listing price of acqua vista 1555 is unrealistically low and buyers will bid it up to an appropriate market value. Looks like there is a lot of money on the sidelines ready to compete for value. I think foreclosures will keep prices headed lower, but I agree when foreclosures work through the system there might be a pop up. Of course, I know others will disagree. Everyone is monitoring the tide of NODs & foreclosures, as they should be. |
