Although it hasn't sold yet, 1069 Archer in PB shows some nice signs of a drop in list price and potential for future bank owned.

This place sold for $540K in 2006, now going for 249, a 54% drop. It was a short sale when I looked at this place back in May, don't know if it's foreclosed yet or not...so there maybe more downward pressure on it.

Is this a price drop or a price gain?

Unit 1405 at the Del Prado just closed for $853,750. That is down a bit (no "monster" here) from the $885,000 it sold for in November 2007 but up a bit from the $835,000 sale price in August 2003. When (if?) the two other "pendings" close at the Del Prado, I will update you on the selling prices; I think the last previous sale for both of those properties was too long ago to be of much comparative use.

Hey ElPato, I saw this come up today. Is this in a decent area for a family? Not living in the area I am having an extremely hard time telling where the nice areas are and which I would not feel safe in. Any suggestions?

That's in a pretty industrial area. I have a customer with is AC business on that street. That street..power lines, dust, trucks. Safe? I doubt it.

I'm surprised that the vine st is zoned residential - that area is pretty industrial/commercial.

Probably not. Honestly, anything that has dropped 50% or more in the last couple of years I can't recommend. There may be exceptions, but I think that is a decent rule of thumb. I guess this is another way of saying the nicer areas fall last and recover first.
