Too bad we don't have this kind of price action in PB!!

3000 sf 4/3 house sold for $560,000 in 2005. Listed at $266,500. Down 52% I love it!!!!!!! This is becoming common-place in east county. Wow. Prices are dropping faster than almost anyone expected deep inland.

This is not quite 50%, but getting there and considering it's Mission Hills, a more upscale neighborhood, not Temecula or such, I thought I'd post it. 39% haircut. Sold for 441k on 4-1-08. In 2007 sold for 720k. In 2006, 550k.

This one is "only" down 45% from peak. More importantly, its down 35% since it sold new. In other words, the bank just basically told all the neighboors to f*** off. Everyone is the area is down about 300k now. How many are going to hold on?

Sale pending after 3 days as of today but a huge price drop - $390,000 to $154,900 - I looked at this place today and when it was for sale a few years ago. Obviously was way overpriced

Here's a single family home with a 65% price drop in good old LH.

http://www.sdlookup.com/MLS-088025679-1144_S_37th_St_San_Diego_CA_92113

Sold for $350,000 in 2006. Listed at $123,900. And the price STILL looks high.

Thanks for the posting the link, jakob. Very funny.

List Price: $123,900
MLS#: 088025679

The TOTAL value now is 1/2 what the LAND ONLY used to be......

I personally think that the improvement value is NEGATIVE at least $50,000 (demolition costs).

Wow, essentially back to 1990 peak. I love it! This is what the biggest housing bears have been calling for, and what I didn't think we would ever see.

To be fair, there are HOA solvency problems, I hear. Nevertheless, a drastic price decrease. Once the HOA issued is resolved, it will be an impressive comp.

Almost 40% off 2002 prices in nominal terms, but even more impressive, this price is BELOW 1995 prices when adjusted for inflation.

This kind of pricing indicates severe distress. Wow, this is amazing.

72% off 2006 prices. Back to 1996 prices in inflation adjusted terms.

See, no bailout needed. When banks compete, we win :) Even if it is competing to dump all this REO!!

Here's a 54% price drop at 350 W. Ash...I'm almost thinking there's gotta be a mistake in the listing, dropping from $925K to 425K.

Shiloh:

I used 4% per year. It makes the math come out nice, so 10 years is about a 1.5x change in prices.
