I drove by the Bohemia project. Nice looking. But would anyone be out of their minds and pay a premium to live in that wasteland? 1) There's the homeless shelter in that part of East Village and the homeless people are loitering all around that area. It's not the homeless' problem. They need a place to go. But it's certainly not a luxury area. Those few blocks look like the Gaza strip!! 2) That part of the city is less Downtown, and more Logan Heights full of dilapidated homes. I don't think that area of the city won't come back to life for AT LEAST another 10 years. Would anyone be patient enough to wait 10 years to 20 years. That's a whole generation. | The website describes this project as "just four blocks from Petco Park." Unfortunately, those are the wrong four blocks! With a rail yard and commercial shipping terminal nearby, I'm surprised it doesn't say "convenient to transportation." |

The developer, California Equities, used to have an office on 16th Ave, a few blocks away. It closed a few months ago. (not a good sign) I'm guessing these units will be rentals by mid 08'.
I agree that it will be at least another 10 years before that area improves. Many of the lots in that area are for sale. The big empty lot across the street from the Trolley maintenance yard has an interested buyer. They want to put in a small retail mall/condo project. |

I'm afraid that Logan Heights 92113 has the worse reputation of any zip code in San Diego. It will take a lot of courage (and stupidity) to spend 1 million bucks in that neighborhood.

Cool project but I agree with Brian that it's too much money for going into the frontier.
I would be willing to move into that area for the right situation however. |

Could be what is called a "shadow listing", when a property is close to a different zip code there is a way to advertise as shadow. This should be more clear though if that is what is going on...
I do like this project, I live downtown and walk around a lot. Probably this weekend I will be walking to this project to check it out. |

Please do walk to that area and let us know. I drove there and there were plenty of homeless people loitering around for a few blocks from the winter shelter (is that what that big tent is?).
I personally am not afraid of the homeless (they are harmless). But I certainly don't recommend walking to that neighborhood in your Dolce Gabanna best.
I like that project a lot also. But not for that kind of money, and not in that kind of neighborhood.

| If you are going to be walking around this area I would suggest packing heat as a precaution against all the derelicts and homeboys who call this neighborhood home. |

I don't think it's THAT bad. I actually think I've been there already as I got my car towed a few months ago and they brought it to an impound lot in that area. I walked to get the car as I obviously didn't have a car.
PS, careful where you park as it's $350 to get your car back. |

| I walked to Brown's cafe there one weekend. I was surprised at the amount of broken windshield glass on the road in one particular street. Obviously there were quite a large number of vehicle break ins.... |

I wouldn't live there PERIOD. One time I was just passing by. Parked my car and starting walk to cross the street with a crazy homeless man cursing me out for being the wrong race in the wrong neighborhood. |

Uh, have you ever been in PB on a Thursday, Friday or Saturday night? Drunk 20 somethings cursing at you are just as, if not more, scary than some mentally unstable malnourished homeless person. And I say that having been that 20 something drunk, /and/ having grown up dealing with mentally unstable homeless people while navigating my way to school in Berkeley as a kid.
"Personal safety" is so completely overrated. Even living in a "questionable" neighborhood your chances of having something "unfortunate" happen to you are fairly slim.
Of course Logan Heights and its environs are not exactly what anyone might confuse with a "nice neighborhood," but I'd honestly rather live on a better block in it than on the best scary (yes suburbs scare me) suburban block in "prestigious west-end University City" or the like.
Hey, to each his own.
