We live in Little Italy and often walk along Pacific Highway and Harbor Drive and just the other day passed by a kinda seedy place on Cedar street called Club Vulcan. Well I googled it and turns out it's a gay bath house. Frankly this place seems very out of it's elements for this area. It's less than 2 blocks away from Bayside (Bosa) and Sephaire Tower. I wonder if Bosa or other sellers have to dislose this info to buyers. I mean how many people would want to buy a million dollar or even $600K unit next door to a gay bath house! eekk.

I once had to wait for someone near there and saw all these men coming in and out of that place, though it had no conspicuous identification. I also googled it and found out what it was, but do you also realize it's right across from a school? (Monarch High School)

I understand what you are saying but I don't think it would even be legal for them to "disclose" that a legal, regulated business is operating down the street. And as for location, the bathhouse was probably there long before any of the fancy condos. That used to be quite an industrial area being next to the tracks and all.

That place has been there for years (since the 70s at least). If you're female, as I am, then gay men are much safer to have around than straight men.

Given all the plumbing problems discussed in other threads I'd think most of the Bosa buyers would be comforted to know there is a backup place to cleanup if they need to.

Honestly, I don't think a bathhouse is much for neighbors to worry over. The place is walled up so you can't see what is going on inside. There is no loud music or funny smell coming from it. The patrons are going to be quiet and discreet as they come and go (no pun intended). If they've been in business a long time, the odds are that the owners are careful to prevent (or at least to keep a lid on) things like drug activity that might get them shut down. ID will be checked so there's no chance of your kids getting in (do downtown residents even have kids?). A noisy club or stinky restaurant sending drunks out onto the road would be much less desirable as a neighbor, IMO.

What is it that seems to bother you? That people bathe there, or that it is frequented by allegedly gay men? Perhaps it is the idea that people are assumed to be having sex in the building? Couldn't the same be said of all the units in your building?

If you didn't know it was there until recently walking by and then Google enlightened you, what is the problem? Seriously in this day I am amazed at the double standards. Even though I am hetero, I am still insulted and would vote this thread be removed.

Having spent a fair amount of time in Europe the idea of a neighborhood sauna isn't a big deal at all. it's quite normal short of the sex part but I also imagine that this isn't a big deal there. Talking about it shouldn't be an issue either.

I also have a big issue with people moving into a neighborhood and then wanting to close or regulate businesses that were there first.

Little Italy today is not what it was 20 years or even 5 years ago. So I think you are wrong to say that certian businesses/establishments have a default right to stay as long as they were always there. I'm all for protecting individual rights but the reality is that neighborhoods and people evolve. I'm sure you know that a long time ago gaslamp district was known for it's bordellos but thankfully that changed. So why is it out of line to question the existance of a gay sex club (sure call it bath house for political correctness) in a family neighborhood?

You can question it all you want but you should have zero right to litigate or get it closed. It's that simple.

The market will likely change this anyway as the next building boom will remove another round of old, one story buildings in favor of density. I doubt the revenue from this type of establishment could compete with other uses that the MARKET dictates not the political system. The fact that this in on the trolley line and by a stop is a big indicator that something else will be here. If anything you should invest your time into letting developers build ultra-high density projects on the trolley line as that is what is really needed. Along those lines it if I remember right it wasn't too long ago that a for lease or for sale sign was hanging on the place.

I'm offended by the Waterfront bar--can I get it removed, too. It's only been there forever, so it must be out of step with the "new" Little Italy.

dchestney: Big difference between a neighborhood bar/restuarant and a gay bath house! Of course I probably shouldn't expect anything intelligent from you based on your previous posts! Is it still the best time to buy?

Lets not forget the Hustler store either. Try living in PB. You might change some of your thoughts regarding Bars/restuarants. There are two bath houses in SD. One is located in Hillcrest and the other is Vulcan Steam and Sauna in Little Italy. They do serve a purpose which some would find objectionable. It does provide an outlet that is a relatively safe environment for men many of whom are "straight". Eliminating this estalishment would only drive it underground and into parks and other areas that would not be appropriate. Even though that part of the area has redeveloped, I do not consider Little Italy a family neighborhood. If a business/establishment has the proper permits to operate and is with in city guidlines and regulations then it has a right to exist in its current location. Sellers of RE are not obligated to disclose the types of establishments that exist nearby. It is the buyers responsibility to do thier homework to see if there is anything about the neighborhood that they might find objectionable to live next to. If you do, then simply find another location that is more suitable for you before you buy or lease an apartment.

The idea of people going to a gay bathhouse to bathe (the origins of the word notwithstanding) is pretty funny. I've known people who visited such establishments, and although they may have had a number of hot, wet experiences, there wasn't much bathing involved. Since people surely are having sex there, I can understand why someone might be concerned, especially if they aren't familiar with the subculture. It's easy for the uninformed to imagine all sorts of activities that might disturb the neighbors. But in practice these places are very quiet and unobtrusive. The last thing the patrons want is to create a disturbance that might result in people noticing their activities.
