Subject: New mega hotel on bay?

A close colleague had lunch with some property guys today. They told her that plans are being drawn up to replace the Holiday Inn on Harbor Drive, opposite the Star of India, with a mega hotel consisting of twin towers with 35 stories each. This would partially block harbor views from The Grande, Bayside, and Sapphire. Can anyone confirm this? It seems that such a major project would have to be known about by someone if it is true.

In the short run I would not be too concerned about any new hotels being built. Hotels are overbuilt and any proposed projects are likely to be postponed. Vegas is the best example of this where I do not have enough space on this reply to list all the, "Postponed" projects.

I've always speculated with friends that the Holiday Inn had a short life span. It's a very old building on prime property. That part of the city is going to be really great once all the projects are put in. I do hope we get more projects like Treo wihich are middle market rather than super luxury.

Hey, I kinda like that Holiday Inn. It's a solid example of mid-century, almost art deco, almost modern design.

San Diego has a hotel room shortage compare to many other similar sized cities and that's prevented more than a few conferences from selecting SD. So maybe Vegas has an over supply but not SD!

I doubt there is a "Shortage" of hotel rooms in San Diego. Especially if recent prices are any indication. The Ivy Hotel was doing 40% off through Hotels.com to get people in the door. Hard Rock Hotel has also significantly lowered their prices. This has occured on baseball weekend where it is supposed to be impossible to get hotel rooms downtown.

There was also a shortage of condos in San Diego a few years back. Can you tell me how that is working out today?

I travel every week for work and have friends and business associates who either work as GMs or exec in Hospitality companies. So my post was about the fact that SD needs large convention hotels and not little boutique hotels who cater to a very small clientle. Most boutique properties can't offer any meanigfull conference facilities, can't house large blocks of rooms and are not price competitive.

Go check with SD vis-con and you will find out what a big difference the new Hilton will make to entice larger conventions. There has been a talk for a while to build a hotel (possibly a RItz type) at the parking log adjacent to the Holiday Inn. San Diego will always be a small time tourist city as long as these 70s styled dumps such as the Holiday Inn are not replaced with large convention and destination hotels.

There are at least 3,000 rooms in the pipeline if the new Marriott near Petco Park along with the hotels planned at Lane Field and Navy Broadway Complex end up going through.

Diegan/Setai will come online someday soon.

Some of the condo sites (Elle) near Little Italy are being remapped

There is definitley not a shortage of rooms. The size of the convention center is the limiting factor right now.

This is a new project drawn up with an eye for the future and taking the current economic climate into account. If it is for real I don't think they are planning to postpone it, but I don't think we'll be watching the Holiday Inn implode next week either. Five to ten years seems like the average lifecycle for a project of this scale I think. I wonder how it would affect prices at the adjacent condo buildings if it came about? I still can't believe it is real as it would be difficult to keep under wraps.
