I agree with 92101 Resident. Maybe they could film the next Batman movie there. Perhaps that would keep it out of foreclosure.

Here is the other penthouse in. Just so you can see what the unit would look like with a little more taste. It actually fits in with the downtown theme. Why would anyone waste there money on the batcave when this unit is in the same building and at half the cost.

OMG! I used to know that guy...way back from the early -mid 90's. He is actually really nice and and quite the looker too. He had a really, really nice place right on the board walk in Mission Beach. BTW, this property is not owned by any LLC, it's owned by husband and wife.

Nobody in their right minds would buy this place. If one wanted to impress, one would be better off buying a Picasso and hang it on a blank wall. At least with the Picasso, you can pack it up, transport it and move it 1/2 way around the world without losing equity.

That's pretty sweet. I have never liked those chandeliers though. At least you can toss out the furniture when you get fed up with it without having to do a major rebuild like in the Bat Cave. Have you noticed how carefully staged this is with all the books placed artfully in just the right places? I have to say, nice as it is it is still not as tricked out as one of the units I have seen in Pinnacle, which was truly a design tour de force.

It's never a good investment decision to trick out a cheap house that turns it into the highest priced one in the neighborhood.

The owner of the Penthouse at Pinnacle is spending a few millions and few years to "trick" out her unit, but then she paid 11M for it.

Pretty clear this unit will go into forclosure. I'll be very interested to see what it ultimately sells for.

I have been in this place and it is actually nice. It is not to my taste and I think it defeats the open floorplan by covering most of the windows but it is actually well done. There has to be at least a few million in materials and improvements and it shows. My bet is if it were to list a $5M it would go in a heartbeat. Go to Rancho Santa Fe or LaJolla and there are many houses that have this same look. There are still lots of Italians in the SD area don't forget.

The tax basis of the property is $5,875,000. The owners claims as much.
With the taxes outstanding, you're looking at about $6,000,000.

That unit won't list or sell for $5,000,000 because the sellers need to pay their debts and cover their carrying costs.

I agree with Goingup (which is not often) that this unit is headed for foreclosure. If a rich buyer really wanted this place (and I suspect he would be a very rare buyer), he should wait for the foreclosure then approach the bank directly with an all cash offer.

I must admit I like it, but I always have a problem with decorating a home with a style which doesn't belong, maybe that's all that was available in properties? Kinda reminds me of a friends house in Chicago, very very old money but the style fit the building. And what grand workmanship! Maybe he wants to adopt?
